Project funding for small to mid-level builders and developers
Builder Vertical Contruction Loan Program
- Borrowers – Builders, or Investors with experience General Contractors
- Projects – Spec financing for single family residence detached/attached, multi-family, and townhomes.
- Loan Terms – Up to $1,500,000 loan amount per unit, 70% loan to value. Or, 80% loan to cost with 6, 9, 12 and 18 month loans. Extensions available case by case.
- Interest Reserves – Available for the full term of the loan.

- Starts allowed – Up to 8 starts. More than 8 is considered on a case-by-case basis
- Construction draws – Multiple draws per month

- Interest – as low as 8%

Land/Lot Purchase Loan
- Borrowers – Builders, or Investors with experience General Contractors
- Eligible Properties – Legal lots with individual parcel numbers. Zoning must permit SFR detached/attached, or townhomes.
- Utilities access – Developed lots must have legal access to all utilities, including: water or existing well with water pot ability report (within 90 days), power, sewer, septic (approved septic design), road and easements in finished condition.
- Loan Terms – Up to $400,000 loan amount per lot with 65% Loan-to-value
- Interest reserves – not allowed
- Max number of lots – up to 8, more than 8 considered case by case.
- Interest rate – As low as 10%
- Loan fees – as low as 2%
